Understanding The Difference

A Buyer’s Agent represents the buyer and is legally bound to act in their best interest.

A Listing Agent is the agent representing the home listing and has a fiduciary duty to the home seller. Any information you provide the agent can be communicated back to the seller giving you a disadvantage unless Dual Agency is involved.

Dual Agency is when the Listing Agent has a written agreement to also represent the buyer equally in the transaction.

It is always in your best interest as a buyer to get an agent who exclusively represents you. Think about it this way: If you were getting sued, would you hire the same attorney as the person suing you? Of course you wouldn’t. You need someone who will diligently fight for your interests and rights. And the best part – it costs you nothing!

If the home inspector’s report or appraisal brings new issues to light, we can advise you on how to proceed, and then act as a buffer between you and the sellers or their agent.
